Property Development Feasibility and Project Appraisal

A development site can look attractive until municipal services capacity, rates accounts, escalating build costs and the cost of borrowing are put into one appraisal. Delegates build a residual land value study, test rental and sales assumptions, and set out the funding structure a lender will interrogate.

What you will be able to do

  • Assess a site for zoning, servitudes, bulk services capacity and municipal account exposure.
  • Estimate development cost including professional fees, contingency and escalation.
  • Construct a residual land valuation to test what a site is worth to a developer.
  • Model a development cash flow through construction, letting and stabilisation.
  • Calculate development margin, yield on cost and internal rate of return.
  • Stress test the appraisal against interest rate, cost and take up assumptions.
